Our client purchased a Grade 2 listed cottage at auction and we attended the property for an initial consultation immediately after our client received the keys from the estate agent. Our role was to help achieve their ‘forever home’ and we provided guidance, technical advice and design services to achieve planning and listed building consent for alterations and improvements to the existing cottage. In addition to the existing works, we designed a large two storey extension that connected to the existing cottage via a glazed link.

Close attention to detail and design was essential to ensure a seamless connection between the old structure and the new extension. Creating access from the existing cottage to the new addition, on both the ground and first floors, required cutting openings through the original brick gable, which is one of the historic attributes of the cottage.

The existing cottage was altered to accommodate a new playroom for children, a snug, utility room and bathroom. The upstairs consists of two bedrooms and a separate study area.

The new contemporary extension allows for a large open plan ground floor area for a kitchen, dining room and living room with doors leading out to the garden. Moving through the glazed link and to the stairs that take you up to the first floor, there are a further two bedrooms, with the master bedroom benefitting from vaulted ceilings, apex glazing and a walk in dressing room connected to a ‘Jack and Jill’ bathroom.

The exterior materials of the extension are selected to naturally complement the cottage, maintaining traditional aspects whilst achieving a modern aesthetic.

A large array of photovoltaic panels connected to solar battery storage were placed on the south facing roof slope.
