What are the different types of extensions?

There are many different types of extensions, what can and can’t be done sometimes depends on the existing building that is being extended, or the space around it.

Typical extension types include:

  • Single storey extensions. This can include rear, side or front extensions
  • Two storey extensions. This can include rear, side or front extensions
  • Creating a new storey on top of existing storey’s
  • Glazed link. An extension that links the existing building with the new extension
  • Loft conversions
  • Orangeries
  • Conservatories

Regardless of the type of extension, there are many options available as to how these are designed and built. Requirements and budget constraints will assist in formalising the overall brief which will also determine the scope of services.

How can we help?

We can provide guidance on the different options and the recommended best approach and advise on the legislation to meet and the statutory approvals required.

We will undertake a full measured survey of the building, and from the measurements taken, work up a 3D model of the existing building. A detailed and accurate base model or drawings of the existing building forms the basis to embark on concept designs and options. Following discussions of preferred options, desired layouts, materials and colours, we are able to work towards an approved concept design. This will then be taken a step further into more detailed design that will form part of the planning application.

We will apply for planning consent, or if the building is within a conservation area or is a listed building, we will make the necessary applications. In some cases, planning is not required as the works can be carried out via permitted development rights. We can advise and assist as to whether a planning application is required. If permitted development rights can be exercised and this is the chosen route, we usually advise that a lawful development certificate is obtained by the local authority which will prove the works have been carried out lawfully should this be queried if, and when, you sell the property.

Once planning permission has been granted, we can move forward with the technical information, drawings and specification for the building regulations application. When this has been submitted to Building Control, and a Plans Accepted letter received, prospective builders and contractors can then price for the project. We can provide guidance and assistance throughout this process.

Remodelling

A house or building can be completely transformed through remodelling, and when combined with renovation or retrofitting, the improvements can be even more significant.

Remodelling is purely concerned about the improvement of an internal layout, although there may need to be external alterations to facilitate an optimal internal layout, such as adding a window, but a remodelled property does not involve extending or enlargement of the original property.

We will review the current layout with you to identify what works and what doesn’t, then recommend the best solution to achieve your desired design.

We will offer advice by looking at best placement for certain rooms based on orientation, access to other rooms and/or garden, usability of rooms, natural flow and circulation space, heating requirements and allowing for existing services.

Renovation

Buildings, homes and properties that require renovating may only need to be done on a basic and simple level, however some can be dilapidated quite significantly or there may be a large number of remedial works that are to take place to bring the property to an acceptable standard.

We can assist with undertaking extensive remedial and renovation works, by initially carrying out a feasibility study and associated surveys to determine the extent of repair and improvement works required. A renovated house or building can be completely transformed when completed and such works will look to prolong the life of the building fabric for many years to come. When renovations require elements of retrofitting energy improvements this will guarantee the building is future proofed for energy performance requirements that may become law and will certainly assist in prolonging the building’s fabric, enhancing the occupants environment, reducing the carbon footprint and saving money on energy bills.

Retrofit

We are a certified Retrofit professional and are certified for a Level 3 Award in Energy Efficiency for Older and Traditional Buildings.

This qualification has been specifically developed to meet the requirements laid out in PAS 2035 when assessing traditional and protected buildings.

Loft Conversions

Loft conversions can be a great way to add extra space for say a bedroom, study, studio or play room, without the need to extend into the garden, taking up valuable space around the house. It also makes use of a space that is generally unused or just utilised as storage space.

We will assess the existing configuration and advise on the necessary changes to facilitate a loft conversion. It will be likely that structural alterations are required but we will work with our structural engineer to provide solutions that best suit the design.

Maybe a loft conversion is needed in isolation to alterations to other parts of the house or maybe it is part of a wider series of improvements, renovations or remodelling works, either way we can guide through the entire process.
